Staff from smaller airports may not be experienced or have specialized expertise regarding the negotiation and development of airport property or airport staff may lack the resources to hire consultants. TRB hosted a webinar on Thursday, October 29, 2020 from 2:00 to 3:30 PM Eastern that discussed how to estimate market value for small airports. Estimating market value and establishing and adjusting market rent for airport properties is not based on a direct science or mathematical model. The appropriate methodology for these topics varies based on the type, use, and basis of the subject airport land and/or improvements. Without adequate guidance and understanding of these nuances, negotiations between airport management and tenants or developers can deteriorate. Presenters discussed industry practices for estimating market value, establishing and adjusting market rent, and identifying airport property characteristics that affect market value and market rent.
